Abandoned Makro Sint-Pieters-Leeuw redeveloped by LOV & Colruyt

Sint-Pieters-Leeuw (Brussels Morning Newspaper) – LOV Real Estate and Colruyt are redeveloping the 8.5-hectare Sint-Pieters-Leeuw Makro site into a sustainable business park with offices, JUMBO, HUBO, a police station, swimming pool, and green spaces.

As VRT News reported, the Makro located in Sint-Pieters-Leeuw, in the Flemish Brabant region in Belgium, has been closed for almost 3 years now. The 8.5-hectare site has remained vacant since the closure of the store. A new plan has now been announced for the property. It will be transformed into a business park with modern office buildings. The area will also include green spaces and walkways. 

What’s next for the abandoned Makro site in Sint-Pieters-Leeuw?

The redevelopment will also include public facilities. A new police station and a swimming pool will be built on the site. Retail stores will return as well. JUMBO and HUBO are set to open in the existing Makro buildings by the middle of next year. The plan mixes offices, shops, and community services. 

Work on the new development is already underway. The developer is focusing on high-quality construction and sustainable design. Dirk Deroose of LOV Real Estate said the project will follow a “construction shift” approach. Currently, almost 90% of the site is paved. 

He mentioned that in the future, about half of the site will remain unpaved. To achieve this, most of the new buildings will be constructed upwards rather than spreading out. Officials say this will leave more open space and create a greener, more environmentally friendly site.

“The retail stores will already account for around 150 jobs, jobs that were lost when Makro went bankrupt,”

says the mayor.

“In addition, the site will also offer opportunities for highly skilled professionals in the future.”

The project is also expected to create new jobs in the region.. Plans for a similar development in Machelen will be announced later today, Sep 30, 2025. Town planners say both projects are part of a strategy to turn underused sites into economic hubs. 

The Makro store in Sint-Pieters-Leeuw closed permanently on December 30, 2022. The site had been empty for almost 3 years. Earlier, the MediaMarkt in the same location closed in August 2019. In June 2022, employees protested over a planned takeover. 

On January 31, 2025, LOV Real Estate and Colruyt Group Real Estate bought the property for redevelopment. In March 2024, the municipal council approved tenders for agencies to draw up a plan.
